Havelock Park: The best address in Darlington, where you could live

  • Advertisement Feature

Set within the grounds of the historic Blackwell Grange, Havelock Park is Homes by Esh’s flagship Darlington development.

The collection of four, five and six-bedroom homes is designed to give buyers something increasingly hard to find: genuine parkland living, five minutes from a town centre, without compromising on schools, convenience or specification.

Rural beauty, with everything on your doorstep

Havelock Park sits within the idyllic grounds of Blackwell Grange, on the outskirts of Darlington. Blackwell has long been considered one of the town’s most desirable places to live, and it is easy to see why. Beyond the development’s own parkland, residents have South Park, one of Darlington’s oldest parks, right on their doorstep, along with well-maintained gardens, a pond, tennis courts and a bowling green.

For golf and leisure, Blackwell Grange Golf Club offers an excellent course with impressive views, while nearby Blackwell Grange Hotel has a well-equipped leisure club with a swimming pool, gym and spa.

Darlington town centre is just a two-minute drive away, with a wide range of restaurants, speciality shops and supermarkets, plus days out on offer at Darlington Hippodrome and the Head of Steam Railway Museum.

Good schools, right on the doorstep

Blackwell Montessori Nursery and All Saints Blackwell Preschool (rated by Ofsted as Outstanding) provide excellent early years education close to home, while Darlington is served by a range of well-regarded primary and secondary schools known for their extracurricular activities.

For families moving to the area, or those simply wanting the best start for their children, Havelock Park’s location couldn’t be better.

Steeped in history

Blackwell Grange has a history dating back to at least the 12th century, with the estate as it is known today taking shape from the late 17th century, when the Allan family bought an existing house on the site. Building work began in 1693 and the estate was completed in 1710 for George Allan, a prosperous industrialist. A storm in 1790 damaged the original grounds and led to a redesign of the parkland into the naturalistic landscape that survives today, complete with a fish pond dating from the 1790s and tree lined avenues that have stood for more than two centuries.

It is that sense of history, paired with new build convenience and modern specification, that gives Havelock Park its character. Homes here take their design cues from the arts and crafts pioneers of the 19th century and the period properties of Darlington’s West End, so the elevations feel established from day one, even though the homes themselves are brand new.

Quality as standard

Every home at Havelock Park is finished with fixtures and fittings from handpicked, industry leading suppliers. Porcelanosa’s ceramic floor and wall tiles, bathroom equipment and kitchens feature throughout, alongside Hansgrohe kitchens and bathrooms, Bosch appliances and Ideal Standard bathroom sanitaryware. It is a specification more usually associated with high end renovation projects than a new build, and it comes as standard.

Buyers also benefit from a 10-year Premier Guarantee, giving peace of mind long after moving in. This includes pre-completion insolvency cover protecting deposits after exchange, cover for the first two years after completion for certain damage and defects, and insurance up to year 10 covering the cost of putting right physical defects in specified areas of the home, including floors, staircases, roofs, drains, windows and doors.

The homes at Havelock Park

Spotlight home: The Franklin

Among the eight house types on offer, The Franklin is one of the largest, and plot 3 is currently available at £849,995. This is a home for buyers who want space, character and a lifestyle upgrade, without leaving the North East.

The Franklin is a five-bedroom home arranged over three floors, with an integral double garage. The heart of the house is a large open plan kitchen, family and breakfast area, complete with a kitchen island and bi-fold doors out to the rear garden. Beyond it sits a genuinely practical run of extra space that any busy household will appreciate: a separate utility room, a boot room and a pantry, all designed to keep everyday life organised and out of sight.

The first floor is given over to three well-proportioned bedrooms, including a large master suite with its own dressing area and en-suite, plus two further en-suite bedrooms, a study and a family bathroom.

It is the top floor, though, that sets the Franklin apart. Bedroom five is a versatile space, with its own balcony accessed through a velux window. Buyers are already treating it as everything from a second master suite to a private cinema room, a teenager’s own floor, or simply the best spot in the house for entertaining.
